1. Itachi didnt kill Sasuke because he needed him along with Tobi (OBITO!!!) another sharingan user to summon something or do something. Itachi spared Sasuke because he knows that he will want revenge and will want power and so his sharingan will gain power form oro. He's using Sasuke. He killed the rest of the clan because if he killed just his parents, Itachi will be followed by the other anbu from the village. He had to kill them all so yeah.
2. Itachi is probably after it if he needs 3 sharingan users for something. There is probably a scroll or something to give him instructions.

Itachi didn't kill Sasuke because he wanted to further test his power and the only way he could have done that is to let Sasuke grow and train to become powerful. He let Sasuke know that he was the one who killed the family to let the anger in Sasuke rise and help him stay focused.
Also, Itachi doesn't care about anything but power. Whatever the treasure was in the room that you're talking about, he doesn't want.
I know that and I'm not even a fan of Naruto.
The way Itachi says it, its that he wants Sasuke to hate him and become stronger to try and kill him. Although it might be because Itachi has a soft spot for Sasuke, like when Itachi is arguing with his dad and 3 other Uchiha's and is ready to fight them but he stops when Sasuke yells to him.
1. He wanted Sasuke to be strong, and somehow punish him for whatever he had done. Or simply, as a way to protect Sasuke. Who knows.
2. Itachi wasn't after those things. It was said that in the prayer room thing, lies an Uchiha secret. Itachi actually wanted Sasuke to know that secret. What for, I don't know.

1. I think Itachi wanted to spare himself the guilt of wiping out an entire clan. That, and Sasuke was the only one who treated Itachi like normal, even after Itachi joined the Anbu black ops. Everyone else treated him differently.You know, kinda....like he was a king, and they were all peasents.
2. That room, Itachi said it was a room that held the secret of the Sharingan. Something like," in the main household, under the 3rd panel, you will find a prayer room, a room that holds the secret of the Uchiha clan, and the sharingan ".
I think that Itachi didn't kill Sasuke because he no longer needed to test his strength, and because he said for Sasuke to hate him. I think Itachi believes Sasuke may become a good enough enemy to fight. This is just my opinion....

he wanted sasuke to grow and be strong so he could have a rival and possibly andother henchman
So that itachi can be avenged by sasuke and test his ultimate ability to see who is better with their shringan. second bro is that the secret of uchiha in temple is not revealed in so far all the naruto series u hav to wait for it.
there are 2 reason that i think he did not kill his little brother sasuke. first is to free sasuke from living in the shadow of his big brother and knew that one day sasuke will be able to surpass him becouse he always challenged his big brother just to get the attention of his clan but above all to ge the attention of his father and itachi knew that his lil bro will surpass him when he master the GREAT FIRA BALL TECHINIQUE in 1 week which was a less time to master comparing 2 itachi when he masterd it in 2 weeks.
My second theory will be that he want's sasuke to activate the mangekyo sharingan ,he told him about the sacrafice he need to offer to activate it which was to kill his best freind and he also wanted him to know the dark history of the clan and that is why he showed him the hidden temple of the uchiha clan.
