Question: I think it was in the 80's. All I remember is an old lady in the top room of a house. She controls the house. When it rains the house reshingles itself. This family is trying to leave and she stops them by knocking a tree down over the drive and their car crashes into it. The chimney falls on them at the end.

The summary leaves out several notables in the cast: Lee (Harcourt aka H.) Montgomery as their son, Bette Davis as Aunt Elizabeth, and Eileen Heckart and Burgess Meredith as the landlords. The gaunt Anthony James has an eerie role as The Chauffeur.

Robert Marasco's novel is good reading!
Sounds a little bit like "Rose Red" ... but not totally. That was also in the 90s. Sorry I'm not more help.
