Location scouting. Once the team finds a house they'd like to film they make a request to the owner or tenant (asking the owner is the legal way though). After that, they have to get permits. Sometimes (rarely) people will just randomly shoot armature in their own house or their parents or friends house.
Often times the houses used are owned by members of the "cast" or production crew. I too live in CA (los angeles) and I've to agree with the answerer above me about the SFV.
i would say that 90% of porn is filmed in the San Fernando Valley here in California.

I'd have to say location scouts go out and find places. Heck, most porn films are filmed in Southern Cali...where all the nice neighborhoods are...so I assume that most places are either bought for that use or someone's home used to film on location....
