I cannot say what exactly, because feeling of attraction between them is a subjective one, it cannot be measured, or at least not yet... even words cannot explain thoroughly what is that which makes atttraction possible...so i cannot tell what exactly, but usually it starts with the physical attraction, but there is definitely deeper reason than that.....
Pheromones have something to do with it, a chemical your body produces, but really no one knows I think b/c all girls are different and you would have to factor in the way they grew up as well as all their experiences to even have an idea of what they like about a guy even then it probably won't make sense, mostly people like each other b/c they have some things in common but not everything and the person treats them nice, although, I think confidence in one's self is a pretty big attractor for girls
